TIF Incentive Programs
TIF incentives are available for commercial, industrial, and mixed-use projects within the Village's three established districts. Five categories of grant funding are available, including the Small Business Start-Up Grant, Façade Improvement Grant, Interior Improvement Grant, Site Appearance Grant, and Strategic Investment Incentive.
Zoning Ordinance Update
The Village hired Teska Associates, Inc. in October 2019 to update the Village’s zoning ordinance. An updated zoning ordinance will align with the goals and recommendations from the 2016 Comprehensive Plan.
With an eye toward the redevelopment of several properties in the northern section of Roselle, the Village Board approved ordinances establishing the Roselle-Nerge TIF in July 2015.
In October 2015, the Village Board established a TIF for 47 parcels in the area just west of Roselle's Town Center, consisting of light industrial, commercial, nixed-use and residential properties located near Central Ave. and the Irving Park Rd corridor.
East Irving Park Road TIF
In order to accomplish several goals in the Village’s 2016 Comprehensive Plan to connect the Town Center/Main Street area to the Roselle Metra station, the Village Board is pursuing a TIF district. Final approval will be considered in January 2020.
The Village Board officially adopted the updated Comprehensive Plan at the August 22, 2016, Board meeting. This plan will be used for the next decade to guide policy that leads to real economic development opportunities and identifies development that works for specific areas through appropriate design, functionality, and uses driven by the market demand.
